The approach

Coaching calibrated to where you are — not a one-size-fits-all service.

Where you are in your buying or selling journey determines what support you actually need. A first-home buyer six months out needs something completely different to a buyer with an auction on Saturday — or an owner deciding whether to list. Our service packs adapt.

Two lines, one methodology

Two coaching lines. One methodology.

Journey coaching

For the long run-up

Structured progression from "just starting" through to offer day, auction day, or sale-campaign settlement. Think of it as a through-line: we meet regularly, build on what we learned last pack, and map the next move. Best when you have time on your side and want to buy or sell well — not just buy or sell.

Tactical decision support

For the key moments

Targeted, single-purpose packs for specific moments: "Should I buy this property?" "What should my offer letter say?" "How should I bid on Saturday?" "Should I accept this offer on my house?" Best when you're confident in most of the process but want a pro eye on one critical decision.

Detailed pack specifications and pricing are shared during your discovery call. We don't publish them publicly — every situation is different, and we don't believe in off-the-shelf coaching.

Inside a service pack

The tool-sets you get inside a service pack.

Packs are calibrated to your stage and situation, so the exact combination changes — but this is the library we draw from.

Inspection checklist

A structured lens for every open — what to look for, what to ignore.

Agent conversation scripts

Questions that surface real information, without tipping your hand.

Comparable price analysis

What the property is worth based on recent, truly comparable sales.

Auction / bid / offer strategy

A calibrated approach for offer day, auction day, or deadline sale — built for your situation, not the market's.

Risk due diligence

Building, pest, strata, zoning, title, easements — what to check and who to engage.

Feasibility studies

Numbers-first analysis on investment or development angles.

Buy, hold, sell recommendations

Honest reads on existing portfolio moves and timing.

Short-list review & ranking

Your candidate properties scored against your brief.

Priority pick

The single property (or two) we'd pursue first — and why.

Suburb ranking

Your target geographies rated on the factors that matter to you.

Investment strategy development

Portfolio-level thinking, not just property-by-property.

Sale-campaign strategy

Agent selection, method of sale, campaign length, pricing and reserve strategy.

Contract literacy

Clause-by-clause read-through + how to brief your conveyancer. Not legal advice.

Financial literacy

Guidance on finance partner & mortgage broker selection. Not financial advice.

AI-augmented analysis

Machine-assisted data crunching on comparables, suburb trends, and price signals. Faster signal, less noise.

National network access

Warm introductions to the right agents, brokers, conveyancers, developers, and trades when your situation calls for them.

Contract literacy

We help you understand what your contract is saying and brief your conveyancer or property lawyer so nothing important goes missed.

Not legal advice.

Financial literacy

We help you select the right finance partners or mortgage brokers for your situation, and frame the conversations that follow.

Not financial advice.
How a pack is delivered

Service packs typically follow a three-phase delivery.

Most packs move through scope → body of work → debrief. Not every pack does — some are tighter, some are iterative — but this is the default shape.

01

Initial scoping

Where you are, what decisions are coming, what success looks like for this pack.

02

Body of work

The actual deliverable — analysis, strategy, scripts, scorecards, whichever tool-sets apply to your situation.

03

Debrief for implementation

How to execute what's been recommended — including any follow-up packs that might be prudent.

Shape varies depending on the pack and your situation. Where a single-purpose tactical pack is the right fit, delivery may collapse into a single working session and written summary.

Upgrade philosophy

Your urgency changes. Your coaching should too.

Six months out, you need to think slowly. Seven days out, you need a game plan and a steady voice. That's why our packs aren't a single menu — they're calibrated to how close you are to an offer, auction, or sale campaign. When your timeline compresses, we offer pathways to more intensive packs within the same family, and you only pay the difference — never the full price twice. Upgrade requests should be raised prior to the end of your current support window. Conditions apply.

Delivery rhythm

A working rhythm that respects your timeline.

Tactical Decision Support packs — the single-issue packs designed to unblock one decision quickly — aim to land within three business days from complete intake. Complete intake means every document, preference, and context item we need has been received and confirmed.

Intake received before 2:00pm AEDT / AEST on a business day is treated as same-day intake. Intake received after 2:00pm, or on a weekend or public holiday, rolls to the next business day.

Weekly capacity is agreed at your discovery call. During peak auction windows — spring, February, and autumn — capacity is tighter, and we'll tell you up-front if your timeframe needs a revised plan.

If you need a one-business-day target on a tactical pack, Priority Delivery is available subject to capacity on the day. Pricing for Priority Delivery is confirmed at your discovery call based on the specific pack and timing.

Session-based packs and multi-session coaching arcs are scheduled against your campaign timeline at your discovery call. Coaching touchpoints (Zoom or phone) are Monday to Friday, Australian business hours.

All delivery targets are best-effort. We flag any risk to a timeline the moment it's visible — not after.

Scope of service

What coaching is — and what it isn't.

Virtual Property Coach delivers coaching, education, and decision support for buyers and sellers.

We are not a real estate agency. We do not contact, negotiate with, bid against, or sign on behalf of any party. We do not prepare formal valuations. We do not provide legal, financial, taxation, planning, or building advice. Where those are needed, we help you brief — and work smarter with — the licensed professionals who do.

Our role is to prepare you so that when you walk into a room, a Zoom call, or an auction, you already know what to say, what to ask, what to watch for, and where the line is.

When coaching isn't the fit

When coaching isn't the right fit.

If you truly need someone else to run the whole process — inspect, bid, negotiate, paperwork, or manage a full sale campaign — coaching isn't what you need. That's full-service advocacy, and we know who handles that exceptionally well.

Buyer advocacy

Vendor advocacy (sellers)

PrestigeAdvocates.com.au → including an optional no-cost to the seller engagement model — conditions apply.

Coaching is for buyers and sellers who want to be in the room.
